Obstacles to Overcome During the Renovation
- The single story ranch had to be re-engineered to increase the load bearing capabilities of the second story.

- Continued removal of the roof.
Framing of the first and second floors proceeded at a rapid pace, trying to out-pace the blustery winter elements. Think outside the box; it’s starting to soar.

- Install James Hardie Hardieplank cement siding; Note the intricate substructure of the roof overhang; newly sided fireplace chimney; new front entry takes form.
- James Hardie brand Hardiplank cement siding was installed throughout the original and new structures. It was chosen for its ability to withstand the extreme northern weather conditions while demanding virtually no maintenance. The new bi-level porch features a stunning wrought iron surround with a horizontal motif that compliments the line of the siding.

- New structural header will carry the increased load of the second story and existing roof rafters.
Complex mechanical installations were key to the renovation’s success.Multiple meters were relocated, electrical service was upgraded to 200 amp, plumbing was rerouted to service three levels. Two distinct heat zones were established: a basement zone servicing the lower and first level, and an attic zone for the new second story.

- Custom fabrication of the office cabinetry.
- Full view of the new living room and kitchen expansion; ceiling arch frame which conceals structural supports; custom fabrication of the maple staircase.
- Install staircase frame and treads.
- New front entry renovation, including blue granite fireplace hearth and columns to match the interior arch columns.
- Westward view: media and living room expansion; new Pella windows and doors.
- Installation of the master suite Provenza shower tile and Maglio floor tile.
- Preparation for the Moen shower fixture installation.
- The kitchen flows in an unrestricted floorplan, with an angular sink preparation extension that doubles as a bachelor’s dining bar with accommodation for barstools.
Installation of the Ultracraft Destiny Cherrywood cabinets with a caramel finish. Stainless steel Viking appliances punctuate the room with a gleaming contrast.
- Strong, high impact and low maintenance materials dominate the finish interior theme. Earth tones, and striking combinations of tile, marble, glass, granite and steel set the tone.
